Sharing your space can bring you lasting memories, worldwide connections, and cash in your pocket – but it all begins with pricing.
Default and custom pricing
Your calendar will display your default nightly price on all dates you haven’t customised. You can customise your prices for any nights you choose, such as high-demand dates like holidays or special events. Just know that any pricing changes you make will only apply to future reservations, not those that are already pending or confirmed.
Setting your default nightly price
If you want your price to change based on demand, turn on Smart Pricing. Otherwise:
Your new custom price will show for each selected night, overriding your default nightly price as well as any Smart Pricing, weekend pricing, or long-term pricing you may have set.

@Aleksandra207 That "nightly rate adjustment" indicates that you offer a discounted non-refundable cancellation policy, or other discounts. Airbnb also applies a 20% discount to the first three bookings on new listings by default, which you can turn off.
You can set your nightly price when you create your listing in your Airbnb setup. The price you set applies to all future nights, and you can edit your nightly price any time in your Calendar through Pricing. You can also set a custom nightly price for any night by selecting and editing the night in your calendar.
If you submitted a trip change request to your Host and they accepted, your reservation will be updated to reflect the changes at your Host's current daily rate. As with any hotel or B&B, your Host may have raised (or even lowered, if you're lucky) the prices since you originally booked your reservation.
Airbnb smart pricing tends to set too low: If you're just starting as a vacation rental manager, this can be a great way to boost your listing, get early reviews, and rake in the bookings. But, once you are more established and have a higher footfall, these low prices can cost you.
