How it works:
- List your current home for sale
- Work with us on a bridge loan to access your equity
- Continue your home search and purchase new property
- Sell departing residence at your leisure within 1 year of funding your bridge loan

Cross-Collateralization
How it works:
- You offer your existing property (paid off or minimal loan amount) as additional collateral for your mortgage
- The equity from the existing property is used instead of, or in addition to, cash for down payment
- We use the new home and existing home as collateral for the mortgage – until you decide to sell or refinance

DSCR
How it works:
- We look at the current rent and an appraiser’s market rental analysis
- We calculate the expected net rent using whichever is lower: actual rent or market rents
- The rent from the property is divided by the proposed new mortgage payment to calculate the DSCR for the proposed loan
- If the calculation exceeds the minimum ratio required by the investor guidelines for the loan, the rent from the property will be used as the primary source of repayment and qualification
- If the calculation doesn’t meet the minimum ratio required by the investor guideline for the loan, you may qualify for our no ratio option

Bank Statement Qualifying
How it works:
- You determine which income sources you’d like to use to qualify off the cashflow of your business. It can be bank statement only or a mix
- You provide the most recent 12 months of statements as documentation
- Based on your documents, we calculate the 12-month average of your monthly income

Pledged Assets
How it works:
- Identify the assets you’d like to pledge toward a down payment on your mortgage (you can also pledge assets for your family member’s mortgage). Eligible assets include stocks, bonds, mutual funds, CDs, and cash
- Your pledged assets will move over to Axos Financial just before loan closing. This is done through ACATS (automated customer account transfer service), which means it isn’t considered a sale of securities. A hold will be placed on the account, but your assets still have the potential to grow while you’re paying your mortgage
- If you’ve pledged stocks, they can be transferred to Axos Invest Self-Directed Trading without having to sell and incur capital gains – and you can still make basic trades through our platform. If they’re managed by an RIA or broker dealer who partners with Axos Financial for clearing and custody services, no transfer is needed
- After 36 months, you’ll have the potential to release the pledged assets if you’ve accrued enough equity. Otherwise, once you’ve refinanced or paid off your mortgage, your pledged assets will be released
